Every so often a project lines up perfectly with what we do best: a tight deadline, a demanding finish, and a homeowner who needs the result to actually move the needle. A recent three-car garage in Ponte Vedra Beach was exactly that, and it is worth walking through because it shows what a metallic floor can do under real pressure.

The Starting Point

The homeowners were a Navy family heading toward a PCS move. They had bought the Ponte Vedra Beach house a few years earlier, and the garage had never been touched. The slab was bare concrete, stained from years of cars, and showing the surface scaling that coastal salt air leaves behind on an uncoated floor.

They had a buyer’s market to think about and a hard deadline. The movers were booked. They wanted the garage to be a selling point in the listing photos, not an apology — and they wanted it done before the truck arrived.

Why Metallic Was the Right Call

For a standard resale, we often recommend a neutral flake floor — it is practical and appeals to the widest range of buyers. But this was Ponte Vedra Beach, the home was at a higher price point, and the buyer pool there responds to a finish that signals quality.

A metallic floor does that. It is the finish that makes someone stop in the garage doorway. The family chose a silver-and-charcoal blend — sophisticated, neutral enough to suit any buyer, and dramatic enough to photograph beautifully. Because the home is coastal, we paired the metallic system with a salt-air-rated clear topcoat.

Two Days, Start to Finish

A three-car garage is a two-day job, and the schedule was tight but never rushed.

Day one was prep and the base. We diamond-ground the entire slab, which stripped away the salt-scaled surface layer and the years of staining. Cracks were repaired. Then the tinted base coat went down across all three bays.

Day two was the metallic pour and the topcoat. This is the part that is equal parts chemistry and craft — pouring the metallic pigment, then working it with rollers and timing to guide the marbled movement. Once the pattern set, the salt-air-rated polyaspartic clear coat sealed it all in.

Why no two metallic floors match

The pigment moves on its own as the resin cures. We guide it, but we never fully control it. This Ponte Vedra floor is genuinely one of a kind — there is not another like it anywhere.
